Spring Market Update

We hope this post finds you well and you’ve been outside enjoying all the sunshine! We wanted to give a brief update on the current market trends and local happenings.

Springtime in Central Oregon brings more than just beautiful weather – it creates an optimal environment for both buyers and sellers in the real estate market. For sellers, this season often means an increase in the buyer pool, green landscapes for beautiful photography, and higher visibility for listings. The demand tends to rise, as many buyers prefer to move before summer vacations or the start of the school year.

For buyers, spring is an excellent time to explore the diverse range of homes available in Central Oregon. This season offers an influx of listings, including new construction, homes that have been refreshed for the spring market, and homeowners who are now more motivated to sell after sitting on the market through the winter season.

LOCAL MARKET UPDATE…
Overall, the Central Oregon real estate market is experiencing increased inventory and the slightly softened mortgage rates are contributing towards a more balanced market environment. Despite the inventory increase, well-priced homes are still moving quickly, with a median of approximately 30 days on the market. According to National Association of Realtors, in March, California (our largest feeder market) experienced an uptick in home sales of 4.9% resulting in strong continued buyer interest in our local market.
 

NATIONAL UPDATE & THE EFFECTS ON OUR MARKET…

Current headlines regarding tariffs and the recent criticism of the Federal Reserve Chair have contributed to overall economic uncertainty. The stock market fluctuation has investors concerned and interest rates have reflected that concern by hovering just under 7% for a conventional 30yr fixed rate. Many buyers are opting to “wait and see” how the news will affect the housing market; however, in Central Oregon, we continue to watch multiple homes go pending daily and have not seen any major impact caused by the headlines on our market.

LOCAL HAPPENINGS…

Spring season in Central Oregon always offers fantastic outdoor fun including skiing through the end of May at Mt. Bachelor, golf courses opening, and hiking trails finally cleared of snow. Hayden Homes Amphitheater kicks off their summer concert series in just about a month, and get ready to enjoy the many cultural events on the local calendar including First Friday Art Walk, Pole Pedal Paddle (May 17), and the Bend Brews & Beyond festival featuring more than 50 Oregon breweries (May 24-25) at Drake Park.
